Job Title: Land & Partnerships ManagerLocation: West MidlandsCompany: Prestigious house builderAbout the Role:TH Recruit is seeking a highly skilled Land & Partnerships Manager for a prestigious house builder, located in the West Midlands. This role involves managing land acquisitions, package deals with Housing Associations (HAs), and overseeing S106 Affordable Housing commitments.Key Responsibilities:Manage land acquisitions and package deals with HAs.Assist in identifying, securing, and purchasing land for HA clients.Ensure beneficial package deals with HAs for each scheme.Lead and manage agreed sites from identification through planning to completion.Support the team in overcoming potential issues and maintaining client satisfaction.Ensure new development schemes align with the company’s financial and business plan constraints.Main Duties:Advise on S106 values/mixes and land bids.Manage S106 tendering opportunities and report back.Conduct research and analysis of sites, including market research, planning, technical, and legal appraisals.Lead and assist with land acquisitions.Assist with the legal process of land purchases, liaising with solicitors, and drafting Heads of Terms for S106 agreements.Instruct and appoint external consultants as needed.Draft management reports for internal sign-off to proceed to exchange of contracts.Liaise with external and internal stakeholders including Housing Associations, local authorities, and internal teams.Attend client and site meetings, representing our client at events.Resolve client issues and monitor ongoing contractual obligations.Communicate with other managers, supervisors, and colleagues throughout the project lifecycle.Manage handovers of completed homes when required.Skills and Requirements:Sound judgment and strong analytical skills.Comfortable working under pressure and identifying opportunities and risks.Understanding of technical, planning, and legal matters.Problem-solving and customer service orientation.Detail-oriented with confident communication and relationship-building skills.Good financial/commercial acumen.Proficient IT skills.Ability to travel (driving licence required).Experience Required:Previous experience with a housebuilding company or housing association.Knowledge of land contracts, development agreements, and JCTs.Familiarity with the planning system.Track record in managing development site acquisitions.Benefits:Competitive basic salary based on experience.Annual bonus.Car allowance.Company pension contribution.25 days annual leave (increasing by 1 day per completed year of service).Application:To apply for this Land & Partnerships Manager position, please send your CV to Natalie@THrecruit.co.uk.
