Assistant Quantity Surveyor / Buyer
TH Recruit is pleased to be partnering with a family-run, privately-owned property development company that concentrate exclusively on the construction of sustainable, high-quality bespoke residential homes
Due to ongoing growth, we are looking to recruit an Assistant QS or Buyer to the team. Reporting to the Senior QS and dealing directly with the internal team, we are looking for a hardworking, dynamic team player who can also work on their own.
Key Responsibilities:
The successful candidate will be involved in the full life cycle of the development from assisting with compiling site start budgets, tendering all the Trade Specific Contract, evaluating and awarding the Trade Contracts, procuring all the company-supplied materials and performing ongoing profit and loss valuations, highlighting risks/opportunities.
They will be responsible for
Sending out collating the trade-specific sub-contract enquiries to ensure the tending parties are able to submit a full and complete tender
Collating and reviewing the returned tenders for each Trade Package before presenting for sign-off.
Attending Pre-Order Meeting with the preferred Sub-Contractor prior to awarding the Contract
Produce and Collate the Contract document for each Trade Contractor.
Manage the sub-contract payment process and ensure that each Sub-Contractors account is kept up to date.
Monitoring and closing out cost variations submitted by the Trade Contractor
Provide support to the build team to help them understand project costs and site running costs.
Collaborating with site teams to resolve site issues and obtain the best outcome for the Company
Responsible for utilising the cost database software to produce monthly CVRs to comply with accounting timetable, ensure accuracy of cost to complete and manage commercial budgets within them
Ensuring that sub-contractors are final accounted for at the end of a development to minimise future liabilities, ensuring all correspondence is correctly issued and filed
They will be responsible for ensuring sub-contractors understand and fulfil the required specifications.
Continue to drive the cost database as a software tool and look to identify new ways of working with it.
Attend monthly project meetings onsite for the developments where they are the commercial lead.
Continually drive personal development and career progression.
The successful candidate will be expected to undertake the procurement of all materials which are not included in the tendered packages and ensure the best price is realised.
Placing orders and ensuring timely delivery of goods.
Undertake ad-hoc procurement requested by the Site Team.
The Ideal candidate would:
Have experience using COINS / Equire2 or similar
Previously used Blue Beam or a product to allow take-offs to be completed
Previously worked for a House Builder
Great team worker
Good organisational skills
Excellent time management
Confident communicator
Works well under pressure
Excellent people skills
In return, you can expect a competitive base salary between £35,000 - £40,000 plus a comprehensive benefits package and bonus.
