Pre-Development Technical Coordinator

Location: West Midlands office with sites across Birmingham, Dudley and Wolverhampton

The Opportunity
An established and growing residential developer is seeking a Pre-Development Technical Coordinator to support the technical delivery of residential schemes from land acquisition through to planning and pre-construction. This is a key front-end role, focused on ensuring sites are technically robust, coordinated and de-risked prior to start on site.

Working closely with land, planning, commercial and delivery teams, the role offers exposure to partnership-led residential development and the opportunity to influence projects at an early stage.

Key Responsibilities

Coordinate technical due diligence for potential land and development opportunities

Manage and review site constraints, surveys, reports and technical appraisals

Appoint, brief and manage external consultants, including engineers, architects and utility providers

Provide technical input into planning applications and pre-development strategies

Support the review and discharge of planning conditions

Liaise with statutory authorities and service providers

Identify technical risks early and support mitigation strategies

Ensure technical solutions align with cost, programme and design objectives

About You

Experience in a technical coordination, engineering or design role within residential development or housebuilding

Strong understanding of pre-development processes and technical constraints

Ability to interpret technical reports, drawings and site information

Well organised, proactive and commercially aware

Confident communicator able to work with multiple internal and external stakeholders

Relevant qualification in construction, engineering or a related discipline (desirable)
