Assistant Surveyor – South Midlands (Northampton)

We are seeking an experienced Assistant Surveyor to join the South Midlands Regional Office  of an award winning house builder, based in Northampton. You will play a key role in a friendly, family-owned business, supporting commercial delivery across live projects. The role requires strong negotiation skills, sound knowledge of construction methods and costs, and a good understanding of Health & Safety requirements.

Key Responsibilities

Assist with subcontractor and supplier procurement, including enquiry packs, tender analysis, comparisons, negotiations and order recommendations.


Prepare build cost breakdowns, site appraisals and New Site Start Appraisals (NSSA).


Carry out take-offs, labour rate analysis and maintain cost databases.


Manage subcontractor compliance, including SMAS certification, SWMPs and carrier records.


Assess and process subcontractor applications, variations, contra-charges and final accounts.


Support monthly valuations, CVRs, cost-to-complete reporting and valuation meetings.


Price non-standard client extras and update cost and viability systems accordingly.


Liaise with site teams, Housing Associations and Design & Technical teams as required.


Attend site visits regularly to support delivery and subcontractor coordination.

Essential Skills & Experience

Full UK driving licence.


HNC/HND or equivalent, or a relevant construction degree.


Experience in building construction within a quantity surveying or project management role.


Strong negotiation, time management and organisational skills.


IT literate with the ability to work to tight deadlines.
