We are recruiting an experienced Surveyor to join the South Midlands Region of a privately owned house builder, based in Northampton. Surveyors play a central role in controlling costs and safeguarding quality across residential developments. You’ll have the autonomy to manage the full cost spectrum on site, contributing directly to the delivery of high-quality homes at an affordable price and protecting the strength of the brand.
Key Responsibilities
Prepare and manage subcontract and supplier enquiries, tender packs, tender analysis and recommendations.
Negotiate and place subcontract orders in line with specification, best practice and commercial procedures.
Produce build cost breakdowns, including infrastructure costs, for New Site Start Appraisals.
Carry out drawing take-offs, labour rate analysis and maintain cost databases.
Manage subcontractor compliance, payments, variations, contra-charges and final accounts.
Complete monthly valuations, CVRs and Cost to Complete reports, attending valuation meetings as required.
Price non-standard client extras and update cost and viability systems accordingly.
Liaise with site teams, Housing Associations, and Design & Technical teams, attending site and project meetings.
Undertake regular site visits to support delivery teams and maintain cost control.
Ensure compliance with company policies, procedures and health and safety requirements.
Essential Skills & Experience
Degree in Quantity Surveying.
Experience in residential construction in a QS or project management role.
Strong commercial awareness, negotiation and time management skills.
Computer literate and able to work to tight deadlines.
Full UK driving licence.
