Land Manager

West Midlands  |  £50,000 to £73,000

This team is responsible for identifying and securing prime locations for new residential developments. It operates in a fast-moving, highly competitive and commercially driven environment, where securing land is critical to the long-term success of the business.

The role requires a balance of commercial acumen and creativity — competing effectively for sought-after sites while also identifying off-market or strategic opportunities, including land without planning permission. You will need to think entrepreneurially, assess risk confidently and build strong relationships with agents, landowners and internal stakeholders.

Reporting to the Senior Land Manager or Development Director, you will support the delivery of an adequate land bank to meet business targets.

Key responsibilities include:

Identifying development opportunities through planning reviews, housing land audits, change-of-use assessments and agent/landowner engagement.


Managing site acquisitions from initial identification and due diligence through offer, contract, planning and pre-start.


Leading land appraisals and coordinating with internal departments (Sales, Technical) and external consultants.


Maintaining and monitoring the divisional land database, site registrations and submitted offers.


Developing and expanding key contacts including agents and landowners.


Assisting on major projects and preparing accurate, timely land packs for approval.


Supporting community engagement where required.


Operating in line with company values, systems and procedures.
