Job Summary
Support the Planning team in delivering high-quality, commercially viable residential schemes by producing coordinated designs and supporting information for planning applications. The role requires strong technical capability, including experience of residential superstructure design and coordination, ensuring schemes are both deliverable and compliant.
Key Responsibilities
Pre-Development Management
Produce and coordinate high-quality residential layouts and technical designs using standard house types and construction details where possible.
Manage external consultants to ensure information is delivered, coordinated and reviewed on programme and within budget.
Attend and contribute to concept, pre-tender, pre-start, specification and other key project meetings.
Ensure schemes are technically robust, commercially viable and aligned with internal development requirements.
Implement quality management processes to ensure design outputs meet company standards.
Coordinate design meetings across departments, tracking actions and ensuring progress against programme.
Liaise and negotiate with statutory authorities, local planning authorities, highways bodies and consultants to progress schemes efficiently.
Work with the sales team to produce accurate sales and marketing drawings.
Development Management
Coordinate design information with engineering teams to ensure adoptable standards and approvals are achieved.
Apply technical knowledge relating to residential construction and superstructure design to support buildable and compliant schemes.
Respond to changes in legislation relating to Building Regulations, NHBC requirements and planning policy.
Land, Planning & Community Engagement
Support the Planning team with community consultation activity and stakeholder engagement.
Assist with Section 106 negotiations, assessing commercial impact and viability.
Help discharge planning conditions and progress applications through to approval.
Coordinate planning submissions and supporting documentation from inception through to approval.
Take responsibility for planning and development activity across a number of sites.
Contribute to house type and product development discussions.
Assist with the appraisal of new land and development opportunities.
Experience & Qualifications
Degree in Architecture, Urban Design, Planning or a related discipline.
Previous experience within the residential housebuilding sector.
Experience managing multiple planning applications.
Knowledge of residential superstructure and technical design coordination.
Proficient in AutoCAD and confident working with technical drawings.
